While adoption is expanding, household penetration remains relatively low, leaving significant room for market development. Demand is increasingly driven by energy efficiency, home security, and integrated ecosystems, alongside greater affordability of devices. The market structure reveals clear segmentation between low-cost imports, localized domestic solutions, and premium international offerings, creating favorable conditions for foreign brands with strong technology, ecosystem integration, and localization capabilities.

Before 2018-2019, there were around companies operating in the smart home sector. However, this number has now increased to about 600 – 700 companies, including both major firms and startups[2]. This is due to the growing demand for smart home devices, which is supported by Vietnam’s ongoing urbanization, rising disposable incomes, and increasing internet connectivity, especially in major cities such as Hanoi and Ho Chi Minh City.

Năm 2024, thiết bị gia dụng thông minh chiếm lĩnh thị trường thiết bị nhà thông minh Việt Nam với doanh thu 165,21 triệu USD, chiếm thị phần lớn nhất. Tiếp theo là các thiết bị điều khiển & kết nối (51,59 triệu USD) và thiết bị an ninh gia đình (48,88 triệu USD), phản ánh nhu cầu mạnh mẽ về tích hợp liền mạch và an toàn gia đình. Các phân khúc còn lại, bao gồm giải trí gia đình, môi trường & chiếu sáng và quản lý năng lượng, đóng góp tỷ trọng nhỏ hơn nhưng cho thấy sự quan tâm ngày càng tăng đối với sự tiện nghi và tối ưu hóa năng lượng.[3].

Mức độ thâm nhập hộ gia đình và hành vi người tiêu dùng

Tỷ lệ sử dụng thiết bị nhà thông minh trong các hộ gia đình tại Việt Nam đạt 15,41 tỷ người/tỷ lệ dân số vào năm 2024 và dự kiến sẽ tăng lên 25,71 tỷ người/tỷ lệ dân số vào năm 2028.[4]. By the same year, Energy Management will emerge as one of the largest user segments, reflecting rising consumer interest in energy efficiency, sustainability, and ESG-driven behavior. The number of users for this category in 2028 are expected to reach 4.26 million, lifting it from near the bottom of the rankings in 2024 to the second-largest Smart Home segment, ahead of Smart Appliances (3.86 million users)[5].

It is also reported that the cost for an average Vietnamese household to install a full smart home package typically ranges from 540 to 960 USD. However, users with more limited needs can still access smart home solutions at much lower prices, starting from just 15 USD to 50 USD[6].

Cụ thể, người tiêu dùng Việt Nam đã tăng mạnh chi tiêu cho các thiết bị nhà thông minh, với mức chi tiêu bình quân cho thiết bị gia dụng thông minh tăng từ 33,8 USD năm 2017 lên gần 99 USD năm 2023, và thiết bị tiện nghi & chiếu sáng tăng từ 21,3 USD lên hơn 90 USD trong cùng kỳ. Thiết bị điều khiển & kết nối cũng cho thấy sự tăng trưởng ổn định, đạt 36,9 USD năm 2024, cho thấy sự chuyển dịch sang hệ sinh thái nhà thông minh tích hợp hơn. Mặc dù một số hạng mục có giảm nhẹ sau năm 2025, nhưng xu hướng chi tiêu tổng thể cho thấy nhu cầu mạnh mẽ và bền vững đối với sự tiện lợi, tự động hóa và cuộc sống kết nối.[7].

Cơ sở hạ tầng CNTT và thương mại hóa 5G

Vietnam’s Information and Communications Technology sector reached USD 10.07 billion in 2024, with projections to grow at 12.60% CAGR to reach USD 32.99 billion by 2034[8]Bộ Thông tin và Truyền thông đã cấp phép triển khai 5G vào tháng 4 năm 2024, với Viettel và VNPT được cấp phép kinh doanh sử dụng băng tần 5G. Tính đến cuối năm 2024, Việt Nam đã triển khai khoảng 11.000 trạm gốc 5G trên toàn quốc, phủ sóng 261.000 người, và có kế hoạch mở rộng lên 68.000 trạm gốc, đạt độ phủ sóng 901.000 người.[9]Viettel đã đầu tư khoảng 1,2 tỷ USD vào phát triển mạng 5G, trong khi MobiFone đã ra mắt dịch vụ 5G thương mại vào tháng 10 năm 2024 với khoảng 3 triệu thuê bao. Cơ sở hạ tầng kết nối được nâng cao này giúp giảm độ trễ cho các thiết bị nhà thông minh điều khiển từ xa và cho phép các khả năng tự động hóa theo thời gian thực, vốn rất quan trọng đối với các hệ sinh thái nhà thông minh tiên tiến.

Mở rộng sản xuất và đầu tư nước ngoài

Vietnam is rapidly emerging as a strategic manufacturing hub for smart home devices, with major technology companies shifting production from China. In October 2024, Apple announced plans to produce its new smart home device lineup in Vietnam, partnering with BYD, a Chinese manufacturer, for final assembly, testing, and packaging. This represents a significant shift, as Apple traditionally manufactures new products in China first. The product range includes indoor security cameras, household command hub displays, and advanced tabletop robots with motion capabilities planned for 2027. BYD’s initial investment in Phu Tho province totaled USD 269 million in September 2021, and later increased to USD 413 million, demonstrating the scale of manufacturing infrastructure being developed specifically for smart home device production.

Entry-level smart home devices have achieved mass-market price points, with smart bulbs, smart plugs, and basic automation kits available for under USD 100 as of 2024. This affordability has democratized smart home device access beyond affluent early adopters, accelerating adoption among Vietnam’s expanding middle class. Chinese manufacturers, particularly Xiaomi, dominate the affordable segment by offering premium-quality products at competitive prices that resonate with cost-sensitive Vietnamese consumers[10].

The emergence of Matter protocol, a universal smart home standard that allows devices from different brands to connect and work seamlessly together, addresses longstanding compatibility challenges that fragmented Vietnam’s smart home device market. This open-source standard, supported by Amazon, Apple, Google, Samsung, and other major manufacturers, enables seamless integration of devices across multiple ecosystems. Samsung’s partnership with Google provides multi-admin capabilities, allowing users to simultaneously onboard Matter-compatible devices to SmartThings and Google Home platforms.

Đến năm 2025, người tiêu dùng kỳ vọng các hệ thống nhà thông minh sẽ không chỉ đơn thuần là báo động mà còn cung cấp khả năng bảo vệ thông minh và dự đoán.[11]Các cảnh báo theo thời gian thực được gửi qua ứng dụng di động hoặc email hiện đã trở thành tiêu chuẩn, trong khi camera tích hợp trí tuệ nhân tạo có thể phát hiện hành vi bất thường, kích hoạt các hành động tự động như điều khiển ánh sáng hoặc cửa ra vào, và gửi video đến chủ nhà hoặc đội ngũ an ninh tòa nhà.

Main Players in Vietnam’s Smart Home Device Market

The Vietnam smart home device market exhibits moderate fragmentation with competition between international technology giants and local Vietnamese specialists. Foreign brands dominate the Vietnamese smart-home landscape by supplying both mass-market and premium segments: value-oriented Chinese ecosystems (Xiaomi/Mi, Tuya-based OEMs, Aqara, TP-Link/Tapo) compete alongside global incumbents (Samsung SmartThings, Google Nest, Amazon Alexa, Bosch, and security names such as Hikvision/Ezviz), each pursuing different routes to market. Market research shows rapid expansion of the overall smart-home category in Vietnam with strong CAGR forecasts and a multi-hundred-million-USD market scale, which has attracted broad vendor interest.

Vietnamese domestic companies like Lumi, Rang Dong, FPT, and BKAV have established defensible market positions through localization strategies, including Vietnamese language support, climate-appropriate hardware design, extensive local distributor networks, and competitive pricing. Lumi’s 6,000 m² manufacturing facility and 150-strong distribution network exemplify how local players compete effectively against multinational corporations through rapid installation, local-language customer support, and products optimized for Vietnamese electrical infrastructure.

Investment Opportunities for Foreign Brand

Vietnam presents a favorable opportunity landscape for foreign smart home device brands due to the market’s early-stage penetration, combined with strong structural growth drivers. With household penetration still below 16% in 2024[13], foreign brands can benefit from first-mover advantages in shaping consumer preferences, platform standards, and ecosystem lock-in before the market reaches maturity. This window is particularly attractive for brands offering scalable ecosystems rather than standalone devices.

One key opportunity lies in the mid-to-upper segment gap between low-cost Chinese imports and localized Vietnamese integrators. While Chinese brands dominate entry-level devices through aggressive pricing, and domestic players focus on installation-heavy, customized solutions, there remains unmet demand for globally recognized brands that combine reliable hardware, strong software ecosystems, cybersecurity assurances, and transparent data governance. This is especially relevant for urban middle-class households, premium apartments, and villas, where consumers increasingly associate foreign brands with quality, safety, and long-term reliability.

Foreign brands are also well-positioned to capitalize on Vietnam’s accelerating smart infrastructure and sustainability agenda. The rapid rollout of 5G, mandatory energy efficiency standards, and rising consumer awareness of energy costs create favorable conditions for advanced smart home solutions such as AI-enabled energy management, predictive maintenance, and integrated security systems. Brands with proven capabilities in energy optimization, ESG-aligned products, and data-driven automation can differentiate beyond basic convenience features.

Another significant opportunity is strategic partnerships across Vietnam’s real estate, telecom, and retail ecosystems. Property developers are increasingly embedding smart home features as standard offerings in new residential projects, while telecom operators and electronics retailers are seeking differentiated bundles to retain customers. Foreign brands that adopt a B2B2C approach, co-developing solutions with developers, telcos, or system integrators, can accelerate market entry, reduce customer acquisition costs, and localize offerings without fully replicating Vietnamese players’ installation networks.

Finally, Vietnam’s emergence as a regional manufacturing and assembly hub strengthens the business case for foreign brands seeking both market access and supply-chain resilience. Local production or final assembly not only improves cost competitiveness and delivery times but also aligns with “China+1” diversification strategies and enhances brand perception among Vietnamese consumers who increasingly value “Made in Vietnam” or “Assembled in Vietnam” credentials.

Thị trường thiết bị nhà thông minh tại Việt Nam vẫn còn phân mảnh với nhiều nền tảng cạnh tranh và khả năng tương tác hạn chế, dẫn đến sự nhầm lẫn cho người tiêu dùng trong quá khứ. Mặc dù giao thức Matter giải quyết được một số vấn đề, nhưng các hệ thống cũ và sở thích về nền tảng vẫn tiếp tục làm phân mảnh thị trường.

Đầu tư đáng kể vào giáo dục người tiêu dùng là điều cần thiết, vì nhiều người tiêu dùng Việt Nam vẫn chưa quen thuộc với lợi ích của thiết bị nhà thông minh, yêu cầu lắp đặt và chi phí vận hành liên tục. Chi phí lắp đặt trung bình 1.000 USD cho các hệ thống hoàn chỉnh là rào cản đáng kể đối với người tiêu dùng nhạy cảm về giá.[14].

Low-cost Chinese smart home device imports dominate Vietnam’s affordable segment, creating intense price competition. Many Vietnamese companies primarily import Chinese products with Vietnamese branding rather than developing indigenous technologies, limiting differentiation opportunities. Additionally, Vietnam’s intellectual property protection framework, while improving, remains weaker than that of developed markets. Foreign investors should implement robust IP protection strategies and carefully evaluate technology transfer agreements.

Establishing effective distribution networks requires significant time and resources. Vietnam’s retail landscape combines traditional electronic stores, emerging e-commerce platforms, telco bundles, and independent distributors, each requiring distinct strategies. Furthermore, providing adequate post-sale technical support, warranty service, and software updates necessitates local presence or partnerships with established service providers. Vietnamese consumers increasingly demand responsive local-language support.
